How does the flat fee MLS listing service work?
The process is very simple. You provide us with your property's information by filling out the necessary forms. We then place your property on the Multiple Listing Service where Realtors and prospective buyers will view your listing. When someone inquires about your property, we have him or her contact you directly.
What happens when someone sees my listing on the MLS?
When a prospective buyer finds your listing on the MLS we put them in direct contact with you as quickly as possible. Due to MLS regulations, it is not possible to directly list the “Seller's” contact information. Therefore, they will either call us and we will provide them with your information over the phone, or they can view our website where we have all the contact information for each of our flat fee listings.
How long will my listing be running?
We will leave your listing on the MLS until either 1) your property sells, 2) you ask us to remove it, or 3) the 180 tiime period has commenced. You will be able to extend the period for another 180 days for a small $50 fee.
Where can prospective people find my listing?
There are hundreds of places where your listing will appear. First, it will appear on the major partner websites, such as Realtor.com and Boston.com. These sites receive the greatest exposure. Additionally, your site will appear on any website that displays MLS listings. For example, our site displays MLS listings within the city of Boston. Finally, anytime an agent is representing a buyer, the agent will use the MLS to find properties that match the buyer's search criteria.
How many photos can I include in my listing?
The MLS allows a maximum of 30 photos. Although many flat fee services limit the number of photos to 10 or less, we do not. You may submit up to 30.
What if I want to update my listings? Is there a charge?
No, there is no charge for updating your listing. When we say “flat fee”, we mean it. Anytime you want to make an update regarding a price change, description change, buyer's agent commission change, or to list a new open house, just inform us by email or phone and we'll handle it for you.
Is there a cancellation fee?
No, cancel at any time. We will remove your listing, and there is no charge.

How are you able to offer this service at such a discount price?
Boston Condo Group does not represent sellers in the real estate market. We simply are a buyer's brokerage, we provide real estate marketing services, and we provide this flat fee MLS listing service. The only listings submitted by our brokerage are “Entry Only Listings”, meaning that we do not represent the sellers in any of the properties we list on the MLS. By specializing in this service, we are able to handle the overhead on a large amount of listings, and therefore discount the per order price.
How much commission should I offer for the buyers commission?
Since you do not pay any commission to a listing / seller's broker, you only need to offer a commission to a broker that brings a buyer to your property. We require that you offer a commission of at least 2%, but the average commission offered in the state is between 2.5% and 3%.
Will my listings look at all different from listings that are placed by other agents?
No, your listing will contain the same characteristics, and receive the same exposure potential as other properties.
Can I place “For Sale” signs in my yard?
Yes, however, any property that is listed on the MLS may not use the terms “FSBO”, “By Owner”, or “For Sale By Owner” on any of the signage. Most people just have simple “For Sale” signs with their contact information, and sometimes open house information.
